What's new at Crossroads Village Apartments?
As most of you know, Crossroads Village has been under new ownership the last few months. Drew and Melissa are committed to making your stay in our "village" as enjoyable as possible. We are fortunate to have Jesus also, who does an excellent job of completing your work orders in a timely manner. David helps keep our lawns and hallways clean and free of trash. We now have a new manager as well. Brenda has previous experience managing two complexes and is committed to helping Drew and Melissa with everyday business operations, as well as helping you resolve any concerns. If you haven't already, please stop by the office and introduce yourself.

Free Cash, Anyone?
Do yourself a favor! Refer a new tenant to Crossroads Village. When your friend passes the background check and signs a 12-month lease, you will receive an appreciation gift of $200 in their second full month of residency! Do it twice...get $400! Your gift may be claimed in cash or applied to your rent...your choice. Ask your friends to list you as the referrer on their application.
When is rent due?
Rent is due on the 1st of each month, and late charges begin on the 4th day of each month, at which time a Late Notice is issued, and late charges will continue to be added daily until the full balance is paid.
If rent has not been paid by the 10th of the month, and arrangements to pay have not been made, a 3-Day Notice to Pay Rent or Quit will be issued.
IMPORTANT: Do not ignore a 3-Day Notice to Pay Rent or Quit! Unless paid, or acceptable arrangements to pay are made within these 3 days, this will result in all daily late charges at the full rate stated in your lease being charged, along with attorney fees, court filing fees, and writ fees. This can add up to a significant amount in addition to the amount of rent owed.

Getting Rid of Kitchen Odors
- Fill a jar with a couple of cups of vanilla beans. Keep the lid off. The vanilla odor will permeate the air!
- Can't get rid of a lingering smell in the kitchen? Try baking some orange peels in the oven at 350 degrees. Bake for about 15 minutes.
- Have a musty, smelly lunch box? Even after washing? Try putting a piece of white bread that has been soaked in white vinegar in the lunch box and close it up. Leave it closed overnight.
- Do your plastic containers have food odors?
1. You can try freezing the empty containers.
2. You can set the containers in the sun for several hours.
3. You can put a piece of lemon in the container and put the top on.
This method might take a few days.
Did You Know?
- It has become necessary to require payment of rent by money order only. We are sorry for any inconvenience, but this new business decision stands. No cash...no checks. Always keep all of your receipts in case of any discrepancies.
- Work orders should be reported as soon as you are aware of the need, especially any water leak, no matter how small. Delay will only make the problem worse.
- Two of our new fire extinguishers were recently stolen. Extinguishers are required in each building for your safety, and is enforced by the City of Liberty under the Uniform Fire Code. Please contact the office if you see anyone tampering with our extinguishers.
- Vehicles with expired tags or no tags are in violation, and will be towed. Please keep all vehicles registered in order to avoid any unnecessary expense and inconvenience.
- Allowing kids to run and play on the stairs, in hallways and laundry rooms is not safe and is a violation of your lease. Please ask them not to take rocks, sticks, or other items into these areas.
- All trash is to be placed in the dumpsters...not in front or around them. Please do not send small children to the dumpsters with trash as they cannot reach the lid.
- Liberty City Code states that animals should be properly cared for. Animals of any species must be under restraint at all times, and dog owners cannot allow their dogs to become a public nuisance by barking or howling.
- Pets are to be on a leash, and not allowed to run freely on the stairs and in hallways. Please do not take pets into the laundry rooms. Be considerate to your neighbors and clean up after your pets after taking them outside. Help keep the grassy areas fit for children to run and play.
- Parking on the grass and driving on the grass for any reason anywhere on the property is a violation of your lease, and results in an automatic forfeiture of your deposit.
- Evidence of the use of drugs and/or solicitation of drugs by residents and/or their visitors will not be tolerated, and is cause for immediate eviction.
Noncompliance of guidelines can result in fines and/or eviction. I urge all of you to help make Crossroads Village a great place to live by reporting any violations you see or are aware of.

Who are these people anyway?
In a nutshell...Brenda is the one that answers the phone and takes all your money, Jesus and David clean up after the rest of us, and Jesus also keeps everything in working order. Drew is the one that tells us all what to do, and Melissa...well, in addition to paying bills and helping in other areas, we keep her around to keep Drew in line!
