What's new at Crossroads Village Apartments?
♣
All vehicles must now be registered with the office. Please return the attached Crossroads Village Vehicle Registration form to the office by 3/7/06 and pick up your sticker if you do not already have one. If you do already have a sticker, please include that number on the form. Any time friends will be visiting for more than 72 hours, please register their vehicles with the office to avoid having them towed.

Our records are being updated. Please list ALL persons living in your apartment on the Occupant List on the reverse side of your Vehicle Registration form before returning it to the office.

Oops! There is a typo on the printed version of the Vehicle Registration Form! I must have been looking at the April calendar! The form states Friday, March 7, 2006. It should have stated Tuesday, March 7, 2006. Also, if you have misplaced your form, you can download the Vehicle Registration Form and the Occupant List below.

For your security, we must require a PICTURE ID when requesting access to your apartment. Several school children have gotten locked out recently and requested a key. If your child does not already carry an id, please have one made. You can make your own or get one for free at the sites below:

The exterminator will apply Gel Bait in Buildings 300, 303, and 309 on March 13th. There is no need to remove pets since Gel Bait is practically non-toxic to humans and pets. A 35 pound dog would have to consume the contents of 14 syringes of Gel Bait to receive a lethal dose. Anyone currently having a problem in any other building can contact the office to be added to the list. If you want your unit sprayed in addition to the gel, please let us know, remove items from your cabinets before March 13th, and remove pets from your unit on the 13th.

Free Cash, Anyone?
Do yourself a favor! Refer a new tenant to Crossroads Village. When your friend passes the background check and signs a 12-month lease, you will receive an appreciation gift of $200 in their second full month of residency! Do it twice...get $400! Your gift may be claimed in cash or applied to your rent...your choice. Ask your friend to list your name as their referrer anywhere on the application. The bonus cannot be awarded unless we know BEFORE the new tenant moves in.
Marilyn and Donney F. earned $200 last month by referring Ken and Kirk H. You can too!
When is rent due?
Rent is due on the 1st of each month, and late charges begin on the 4th day of each month, at which time a Late Notice is issued, and late charges will continue to be added daily until the full balance is paid.
If rent has not been paid by the 10th of the month, and arrangements to pay have not been made, a 3-Day Notice to Pay Rent or Quit will be issued.
IMPORTANT: Do not ignore a 3-Day Notice to Pay Rent or Quit! Unless paid, or acceptable arrangements to pay are made within these 3 days, this will result in all daily late charges at the full rate stated in your lease being charged, along with attorney fees, court filing fees, and writ fees. This can add up to a significant amount in addition to the amount of rent owed.

Three winners will receive this unique skin moisturizer. Renew Intensive Skin Therapy is a therapeutic moisturizer that delivers hours of moisturizing relief. The only dry skin therapy of its kind, Renew combines allantoin with the soothing, penetrating power of T35-C5 Melaleuca Oil. Allantoin, an herbal extract found in comfrey, pulls moisture deep into your skin, so it won't wash off. As it penetrates, allantoin helps to actually form a protective seal against moisture loss. The unique properties of T36-C5 Melaleuca Oil help naturally soothe dry skin irritation. Renew Intensive Skin Therapy absorbs quickly and completely, leaving no greasy residue. It keeps working...even after repeated washing.
Congratulations to Shad B., who won the Sun Valley Candle last month!

Get Rid of Pet Urine Stains and Odors on Carpet, Mattresses and Upholstery
Urine can saturate absorbent materials such as carpet and padding, upholstery and mattresses well beyond the surface area that can effectively be cleaned. It is extremely difficult to remove all of the urine from inside of these materials, thereby creating ideal conditions for bacteria and mold growth (and thus malodors).
First, blot up as much of the urine as possible with an absorbent white cloth. The newest technology uses peroxide and detergents to penetrate the soiled area to remove the stain and deactivate the odor. Simply spray a product such as PAWS - Pet Accident Washup Solution or Bio-OX Citrus Concentrate on the soiled area, and then allow it to penetrate for approximately five minutes. Using a clean white absorbent cloth, blot the area, pressing down firmly (do not rub) for 30 seconds. Repeat this blotting process until the area is dry. If the odor persists, repeat the process. PAWS will do an excellent job on old pet stains and odors too.
You can also try saturating the area with a 3% hydrogen peroxide solution. Let it sit for a few minutes. Then, using a clean white absorbent cloth, blot the area, pressing down firmly (do not rub) for 30 seconds. Repeat this blotting process until the area is dry. If the odor or stain persists, repeat the process.
Another option is baking soda, which can be used to eliminate surface (but not deeply penetrated) odors. Dampen the area with clean water and then sprinkle baking soda over it. Rub the baking soda into the soiled area and let dry; brush or vacuum to remove the dry material.
