URGENT...Please Read!

Welcome to the eighth issue of The Village Voice, your community news and guidelines resource. Please read all sections. This is info you need to know!

Some of you either did not read the last newsletter, or did not take us seriously. Expect action this month if not in compliance. Need another copy of last month's newsletter? Read it on the web, or get one from the office.

Ummm…yes, a few things from last month warranted repeating this month. Read on…

The exterminator will apply Gel Bait in Buildings 301, 303, and 304 on September 11th. There is no need to remove pets since Gel Bait is practically non-toxic to humans and pets. Anyone currently having a problem in any other building can contact the office to be added to the list.

If you want your unit sprayed in addition to the gel, please let us know, remove items from your cabinets before September 11th, and remove pets from your unit on the 11th.

Inside The Village

What's new at Crossroads Village Apartments?

  EFFECTIVE IMMEDIATELY: As noted last month...no one, including residents, will be allowed to "loiter" in common areas, playgrounds, or parking lots between 10 PM and 7 AM. This has been implemented in order to insure the peace and quiet our residents deserve. It does not affect coming and going, or walking outside to smoke, etc., but is designed to prevent unruly and illegal behavior. When coming and going during these hours, please quietly do so in the hallways and outside the buildings so that others are not disturbed.

Again...we further ask that groups of residents and friends do not congregate in front of the buildings or in the parking lots ANY time of day. Between 7 AM and 10 PM, we ask that groups of 3 or more please visit with others in the playground area instead. Help us keep the desirable image of crime-free living we are striving for at Crossroads Village.

  Mid-America Crime Free Inspections

Due to unexpected time-consuming maintenance requirements last month, final inspection for recertification of our property in the Crime Free Multi-Housing Program was extended. We expect final recertification inspections to be conducted during the week of October 2-6. As before, officers must schedule the inspections around other activities, so we will not know ahead of time which day(s) the inspections will be conducted. And we will not know ahead of time which apartments they will inspect. If your apartment is randomly chosen for inspection, you MUST allow the officers to do so...no exceptions.

Crossroads Village owners and employees are committed to working with local police and Crime Free Multi-Housing Coordinators in order to keep our community as safe and crime free as possible. If your apartment is chosen as one of those to be inspected, please let the officers know they are appreciated.

As always, immediately report all suspicious persons, vehicles, and/or activity to the Liberty police.

For those who did not take us seriously last month...

  Eviction And How It Affects You

It’s possible that you may not know about or understand the ramifications of what it means to be the subject of an eviction proceeding. Below is a list of easy to understand consequences a person will face as a result of a legal eviction:

1. Eviction Court. This can be a humiliating experience and also matter of permanent public record.

2. Dispossession. You will be forcibly removed from the premises. This can be a humiliating experience and also matter of permanent public record.

3. Judgment (s). Your credit rating will be severely damaged. This may also result in:

  • A collection process until your debt is paid in full
  • Possible seizure of assets you may own, including bank accounts
  • Garnishment of wages
  • Notification of credit bureaus causing inability to qualify for lines of credit, including credit cards, car loans and mortgages.
  • Notification of National Tenant Reporting Services causing inability to qualify for rental housing (Most quality rentals require credit & tenant screening)
We understand that you might, at times, have difficulty paying your rent or complying with your lease agreement. If this happens, it is imperative that you keep the office management informed and work out a mutual agreement for resolving any problems you are experiencing in order to bring your account current or otherwise avoid eviction.

  Hy-Vee Next Door Is A Convenience, BUT...

Having Hy-Vee next door is a great convenience, especially for those without transportation. Please do not abuse this convenience by bringing the carts on property and not immediately returning them. Please report anyone who does not return the carts. If you remove a cart from their parking lot, do so at your own risk. Did you know that removing a grocery store cart from premises is a misdemeanor in most cities?

  Unauthorized Occupants...Reason For Eviction

If you have unauthorized persons living in your apartment, contact the office immediately. A background check MUST BE RUN on all occupants 18 and older. If a roommate has been taken off your lease, you MUST BE requalified by furnishing recent pay check stubs equalling two and one-half times the amount of the rent, and you must sign a new lease. If you have added a roommate, a background check MUST BE RUN on the new roommate, and a new lease must be signed by all. Some of you were previously told to furnish updated info, but failed to do so. Expect action to be taken this month if not in compliance!

  Speed Limit 5 MPH On Property

Please observe the 5 MPH Speed Limit signs posted at each entrance to the property, and watch for children when backing up or entering the property. Please note that we are observing violations during the night as well, and speeding through the property by friends will count as a violation against you. Please ask them to observe the 5 MPH speed limit.

  All Maintenance Requests MUST Be Reported To The Office

Again...all maintenance requests MUST BE reported to the office...not to our maintenance man. He is not allowed to do any maintenance without a work order from management. Please respect the privacy of our employees after hours and report emergency maintenance to the answering service by calling the office phone number...not by knocking on employees' doors. Pssst...Brenda and Jesus are allergic to door knocks at their apartments. The result is not a pretty picture! Catching them outside after hours does not warrant bothering them with maintenance or other issues...report all issues by calling the office number.

  Trash Placed OUTSIDE The Dumpsters - $15 Or More Per Bag Or Item

All trash must be placed INSIDE the dumpsters...not outside on the ground. Bags thrown on the ground will be opened and searched for any kind of identification, and a charge of $15 per bag or item will be applied to the tenant's account. If we find 2 or more bags on the ground, and find identification in only one, it will be assumed that all bags were put there by the same resident, and $15 PER BAG will be charged. Placing large items (furniture, mattresses, etc.) will result in being billed for labor and other costs for disposal of the items.

  Please...Show A Little Respect!

FINAL WARNING: Hallways are common areas shared by other residents in your building. When you allow kids to trash your hallway, you are allowing them to trash the homes of others. Please ask them not to throw wrappers, cans, bottles, cookies, paper or ANYTHING on the hallway floors, stairs, or outside the buildings.

And please...do not set your trash outside your door...even temporarily. Others coming and going do not want to see or smell your trash! Is it really worth $15 per bag to do this? Shall we increase the fine to $25 per bag? This will be enforced beginning this month!

  Pets Are Welcome, BUT...!

Dogs MUST be on a leash when taken outside. AGAIN...DO NOT take your pets to the playgrounds or the immediate grassy areas around the buildings to relieve themselves. Please take them away from the buildings, and then clean up after them. What This Means: Pick up the poop, place it in a plastic bag, tie the bag, and throw it in the dumpster!

Just A Reminder...

When is rent due?

Rent is due on the 1st of each month, and late charges begin on the 4th day of each month, at which time a Late Notice is issued, and late charges will continue to be added daily until the full balance is paid. If rent has not been paid by the 10th of the month, and arrangements to pay have not been made, a 3-Day Notice to Pay Rent or Quit will be issued.

IMPORTANT: Do not ignore a 3-Day Notice to Pay Rent or Quit! Unless paid, or acceptable arrangements to pay are made within these 3 days, this will result in all daily late charges at the full rate stated in your lease being charged, along with attorney fees, court filing fees, and writ fees. This can add up to a significant amount in addition to the amount of rent owed.

   IMPERATIVE: It is IMPERATIVE that acceptable arrangements are kept and followed through, or an attempt to make further arrangements is made. Otherwise, the eviction process WILL BEGIN THE MORNING AFTER THE DAY COMMITTED TO. When arrangements are made, it is YOUR responsibility to keep it. Management will no longer waste time trying to catch residents at home to make further arrangements. These guidelines will be stringently enforced!

Further, all rent MUST BE PAID IN FULL BY THE END OF THE MONTH, except in very extreme cases with arrangements made THIS MONTH. Previous arrangements not followed through do not qualify as "arrangements made THIS MONTH".

Drew is the one that tells us all what to do, and Melissa...well, in addition to paying bills and helping in other areas, we keep her around to keep Drew in line! And finally...all are watching to keep everyone in line!
